Installation

Asphalt sealant works best in temperatures above 40 degrees Fahrenheit. 

Sealcoating typically requires 24-48 hours to dry enough for foot traffic and at least 48-72 hours before allowing vehicular traffic. These times can vary based on temperature, humidity, and the specific product used.

Asphalt sealcoating is a protective coating applied to asphalt surfaces to protect against water penetration, oxidation, UV rays, and chemical spills. It is necessary to extend the lifespan of asphalt pavements, maintain their appearance, and reduce maintenance costs over time.

Sealcoating can be applied using a squeegee, brush, or spray method, depending on the size of the area and the equipment available. Each method has its advantages, and the choice often depends on the specific conditions of the project.

Maintenance

We recommend having your asphalt driveway sealcoated the year after installation and then every 2-3 years after that. High-traffic areas may require more frequent sealcoating.

Failing to regularly sealcoat asphalt can lead to accelerated degradation from UV light, water penetration, and chemical spills, resulting in cracks, potholes, and a shorter lifespan of the asphalt pavement.

No, if there is exposed rock or aggregate we are not able to sealcoat the driveway. If there are broken or crumbling areas, we are not able to sealcoat. If your driveway has either of these, we recommend replacing the driveway.

Sealcoating should be applied in dry conditions, with temperatures above 50°F (10°C) during the day and not dropping below 50°F for at least 24 hours after application. There should be no rain forecasted for at least 24 hours post-application.

We use a hot rubberized crack filler. We can use crack filler on cracks that are roughly ¼-½ inches wide. If anything is larger, the crack filler won’t adhere properly. For anything smaller, the crack filler will just lay on top of the asphalt and can oftentimes get stuck on your tires while driving over.
